Appoint a Solicitor

If you are buying or selling a property, choosing the right solicitor is essential. They need to be reliable, responsive, accessible, and reasonably priced.

To make this easier, LEA FS has partnered with a number of trusted solicitors across the country who provide services to our clients at reduced rates. They will also keep you fully updated on the progress of your case through regular communication by phone and email.

We’ve created a sourcing tool that allows you to compare quotes and appoint a solicitor directly. If face-to-face contact is important, you can choose someone local. If keeping costs down is your priority, you can select a solicitor based on price.

Prepare a Will

You would not want your assets to go to someone undeserving, would you? What about who should take care of your children?

If you don't have a valid Last Will and Testament, someone else will make those decisions for you.

LEA FS has established a close relationship with the Association of Professional Will Writers (APWW) to provide you with personalised and precise documents that reflect your wishes and ensure they are carried out.

Save Stamp Duty

Introduced in 2003 to replace the old Stamp Duty regime, SDLT was intended to prevent tax avoidance but was imperfectly drafted. This left loopholes that tax advisers use to legally mitigate SDLT on property purchases over £250,000.

How it Works
Specialist legal firms use provisions within the legislation to defer SDLT liability for at least 25 years. Ownership and mortgages remain unaffected, and the scheme is fully disclosed to HMRC.

Eligibility & Benefits
Available for residential and commercial purchases over £250,000. Clients receive expert advice, counsel’s opinion, professional indemnity cover, and fee protection insurance.

If you need more information, please contact us.

Company Incorporation

Partially as a result of the redrawing of the Companies Act and its passing into Law in 2006 and partly because Companies House has improved its processes, significantly, it is now possible to incorporate a Company entirely on-line.

There may be occasions where you need our input if your needs are particularly complicated. If that is the case, we would gather the information from you and make sure that the Memorandum and Articles of Association match your requirements. We would also produce for you copies of Share Certificates and all the other Corporate documents that you would require.

Contact us to discuss this if necessary and we will provide a bespoke quotation for this service.

Trademark Registration

Trademark law is highly specialised. It is easy to make mistakes or overlook important details when registering a trademark. You should always speak directly to a trademark expert before committing to the cost of registration.

We work with Silverman Sherliker LLP Solicitors, specialists in trademark law. While the IP Office allows individuals to register trademarks themselves, doing so without expert guidance can be risky. Silverman Sherliker offers an advice-based service, giving you the chance to discuss your registration strategy with a trademark expert at no cost, ensuring you get the strongest protection possible.

Capital Expenditures

If you own a commercial property, you may have a right to reclaim tax against Capital Allowances. According to specialists, an estimated 95% of commercial property owners do not claim.

A Capital Allowance is an allowance against income or corporation tax available to businesses or sole traders who have purchased plant and machinery for business use. This can include 'Second Fix', for example the installation of Lifts, Air Conditioning, Lighting, etc. within a hotel.

Why should I claim?
The Government encourages businesses to claim allowances to improve buildings, equipment and efficiency, which benefits both energy use and working environments. Yet, around 95% of commercial property owners have not claimed. If you own a hotel, pub, restaurant, club, retirement home, shopping arcade or other commercial property, you could be entitled to a lump sum repayment and lower future tax bills.
